Do you have damaged credit that has been holding you back from purchasing the home of your dreams? Fear no more. It’s actually pretty common for most Americans to have bad credit. The average American’s credit score comes in around 678, according to Experian’s 2005 National Score Index. If your score is too low (most lenders consider anything below 620 to be "sub prime," or higher risk) you may not get the loan you’re seeking or, if you do, it will likely carry a higher interest rate. But luckily we know lenders that specialize in getting loans for people who have credit problems. If you have credit problems but have some cash your best bet is to find a flexible seller which can be hard. Most sellers want to be cashed out, but not us. A lot of our homes are available with seller financing so you don’t have to go to the bank to get qualified. We are the flexible seller you have been looking for. Since we own the home we make the rules and we can adjust things to help better fit your specific needs.
Debt Ratio Too High? What Can You Afford?
The funny thing is that most people we talk to who ask these questions and let us help them find the answer are surprised at what they can afford. Your credit score is a measure of your past performance, not your current debt load. Your credit is only affected by things that show up on your credit report such as cars, furniture, credit cards, mortgage and student loans. So keep in mind the groceries, clothes, food, utilities and entertainment don’t count against you when determining what you can afford. The suggested house payment plus all your other monthly payments should not exceed 40% of you and your spouse’s combined gross income (before income tax). Generally if something doesn’t show up on your credit report if won’t count against you as debt.
What If I Can’t Verify My Income?
If your thinking this same question, think again. Some of our most satisfied customers asked themselves this same question, but then found themselves in the home of their dreams within 30 days. Common sense tells people that if they don’t have a down payment then they can’t get a loan. This is not always true.
